OUR VALUATION PRODUCTS
We appraise all types of residential Real Estate including single-family residences, condominiums, PUDs, income units, stock cooperatives and vacant land. Our full suite of valuation products and services includes conventional FNMA/FHLMC appraisals, FHA appraisals and desktop reports. We have developed a proprietary desktop report, the Express Evaluation™, which effectively bridges the gap between traditional appraisals and Automated Valuation Models (AVMs). The Express Evaluation™ is currently being utilized as a cost-effective, timesaving alternative to conventional appraisal products for a variety of mortgage lending applications, including equity lines of credit and second deeds of trust.
We perform appraisals for purchase and refinance loans, junior trust deeds, equity lines of credit, construction financing, insurance claims, asset reviews, estate or tax purposes and fair market rental value. We also perform appraisals for litigation or other legal purposes and provide expert testimony for a number of law firms. When we arrive at a value conclusion, you can bank on it! We continually review our appraisal reports to ensure USPAP compliance and conformity with FNMA and other generally accepted guidelines. A minimum of 5 cents of each dollar earned is allocated towards quality control assessment. Our stringent and methodical review process consists of a computerized guideline review application as well as a technical review. To further prevent errors and omissions and assure quality and consistency a senior review appraiser reviews many of the reports before delivery. Our appraisal reports are comprehensive, logical and reader-friendly. We support our appraisals with multiple data sources and reports answer questions before they are asked. You will receive the entire appraisal report, including digital pictures and signatures, within minutes of its completion.
